For those that have purchased a property in Turkey, there are two main insurances that apply; DASK (earthquake insurance) and house and contents insurance.
DASK (Earthquake) Insurance
Much of Turkey is on a fault line and therefore susceptible to earthquakes. Although we all hope a disaster will never strike, anyone purchasing a Turkish property should be aware of the risks and ensure that their property is compliant to the correct building standards.
Before 2007 there were few regulations in place governing Turkish building standards. Since 2007 this has improved dramatically with the government now imposing strict development regulations stating all new build properties be constructed to TSE guidelines (similar to EU or British Standards). DASK was announced as a compulsory insurance in an attempt to regulate and improve the safety and quality of builds. Only those properties complying to these new regulations are granted DASK.
If purchasing a new, completed property, or a resale built since 2007, ensure that the building complies with these rules and ask to see the DASK insurance certificate. Your estate agent and lawyer should best advise you and check all documentation thoroughly before purchase, but it is one clear indication that the villa or apartment is built to a sufficient safety standard.
If considering a property in Turkey that was built prior to 2007, it is again advisable to check the development quality. The seller of any such property should be able to produce a Habitation Certificate, or Building Permit, again these are indications that the property complies to sufficient safety standards. If a seller cannot do so, it is advisable to re-consider your purchase or gain quotes and qualified building advice on how best to bring the property up to a sufficient standard.
DASK is an insurance that is paid yearly and needs to be transferred into the new property owner’s names. There are many insurance brokers and banks that can help arrange the insurance. To organise DASK, you need a copy of your TAPU (Title Deeds), Passport copies of all names registered on the deeds and sufficient funds to pay for the insurance.
Turkish Home and Contents Insurance
Although crime rates in much of Turkey are far lower than the UK and many other destinations, it is certainly advisable to organise home and contents insurance for your Turkish property. There are many good insurance firms throughout Turkey that can provide you with quotes. The cost of the insurance is based on how much the property is worth, its size and what you declare it contains.
To secure Turkish home and contents insurance you will need a copy of your TAPU (title deeds) and passport / residence permits of those named on the deeds.
