Step by Step: The Custom Build Process in Turkey
Step One: Land Search
We have many years’ experience of land and property along and inland of Turkey’s coastline, and will offer you our comprehensive local knowledge to tour you through a variety of options based on the requirements you give us for area (eg amenities access, etc), aspect and elevation.
Once you have narrowed down to a particular location preference, we will present to you a selection of land plots
we may already have on our books for that location, or compile a custom search for you. If you have found a land plot through private means, we will advise you on the purchase process.
We will carry out any necessary checks on the land’s designation before we present it to you, so you are clear on any requirements to own or build on that land.
Step Two: Design and Plan
You may already be clear on how you want your dream property to look and have had your own plans drawn up. In this instance, we would work with you with a qualified architect of your choice, and/or of our recommendation, to ensure everything meets with Turkish building requirements (eg for the area, such as permitted building density, or structurally, such as building height permission, etc).
Alternatively, ready-made or tailored designs can be compiled in consultation with a qualified architect and/or building company. We will discuss the visual/geographic aspect, access to your property, laying out of utilities and other infrastructure, as well as interior and exterior aesthetics such as kitchen worktops, flooring , paintwork and other finishings.
At any particular stage, we are able to take you to view previous builds overseen by the architect and/or building company so you can have a clear idea of how your finished property will look and the quality of the workmanship.
Step Three: Building Permission and Construction
Once you are happy with your building design and plan, you will need to instruct a solicitor to draw up a contract based on the agreed specification. Oceanwide Properties are able to refer you to an independent solicitor specialising in Turkish property law both here in Turkey or in the UK if so required.
At this stage, the architect will have compiled all relevant drawings and, together with all the relevant paperwork, we would apply for the building permission to be granted. Once granted, construction may commence.
Our Reporting System and After Sales Service
Throughout the duration of your home construction in Turkey, we will monitor and send you regular progress reports with images so that you can be sure your build is running as agreed and scheduled.
The commissioned building company will manage all site access/deliveries, maintain security of materials and fittings, manage and install technical infrastructure and clear the site ready for occupation when complete. At each stage your solicitor is also informed so that they can authorise payment based on your agreed payment plan for the build.
